As your holiday home is pet-friendly by application, you have agreed to follow our guidelines below in order for your stay to be more enjoyable.
Your dog(s)has had any long toenails clipped as these will scratch the wood floor.
Long haired breeds have been clipped.
Your dog is not a ‘barker’ that will bark for long periods, especially if left alone by day or night.
Your dog is toilet-trained and will only ‘go’ outside the building and you will pick up all mess before departure.
Your dog does not chew furniture. (loss of bond)
A maximum of 2 dogs is allowed.
Your dog is reasonably considered to be a small breed of dog and is not a medium or large breed at puppy age.
No pets are allowed in beds or on furniture and house linen must not be used on pets. Dog hair or dog stains found in beds or on linen or furniture will mean loss of entire bond as items may have to be replaced or at least be especially cleaned.
Guests must supply all doggy bedding and food/water bowls, and all other essentials such as lead and towels.
Wet dogs are not allowed inside at any time and failure in this regard may also lead to extra cleaning to remove any smell and therefore loss of entire bond.
Removal of sand is best done on the grass verge outside or after entering the property via the car port. (Take door remote control with you when beach walking.)
If your dog digs in the garden please repair any damage.
Don’t leave your pet alone all day.
Dogs must not be left inside when you go out.
Council regulations (currently) only allow off-leash 200m north of the surf club main beach entrance. Dogs must not be taken south of the surf club as this is a bird sanctuary. Parts of the Shoalhaven River adjacent the Shoalhaven Heads pub are also off leash areas. Please check as we take no responsibility for ranger fines. All dog waste must be picked up. Bags are normally available from a dispenser machine at the north end of the surf club car park.
The Shoalhaven Heads vet offers 24-hour emergency service and can be reached on 02 4448 562.
Alternatively, the Berry vet can also be reached on 02 4464 1899.
Cats and other pets are not allowed.
Guests must be 18 years or older with photo identification to reserve a room.
The House, all villas and public spaces are 100% non-smoking. A $500AUD cleaning fee will be charged to any guest who violates the smoking policy.
Gatherings and Noise
Please note this home is a family home and not a ‘party house’ and any such activities are strictly prohibited.
Any gathering, celebration or entertaining permitted at the property must not conflict with residential amenity and must comply with all other requirements.
Guests are responsible to ensure all visitors comply with these policies.
Fireworks of any kind are not permitted on the property. Fines apply.
Garbage + Recycling Bins
The garbage bin (red lid) and recycling bin (yellow lid) are located on the southern side of the property.
Bin collection occurs Wednesday morning. If you are staying with us at this time, we ask you to place the bins out on the Tuesday night for collection early the next morning.
Pool hours are 7am – 8pm
Beach House Instructions
Milk, tea and coffee are complementary
The lift is designed for persons with limited mobility and must not be used for carriage of goods alone.
It has beam sensors adjacent the front entrance that once obstructed (by a fallen item for example whilst no one is in the lift) it will stop the lift. Goods are then stuck between floors and will require a maintenance call at your expense.
The lift will only operate if the key is switched ‘on’.
If you touch the invisible light beam with your hand or foot the lift will stop suddenly. It will restart automatically once you pull back.
Maximum weight is 250kg or 3 persons.
Please only use the phone for emergencies.
Please note the alarm is very loud.
The fire pit cannot be used in Spring or Summer due to local fire regulations.
Kindling, wood, paper and fire-lighters are provided. Do not use an accelerant.
Place kindling and a couple of larger logs (tee-pee style) above scrunched newspaper and a couple of fire-lighters.
The aim is to make coals upon which larger pieces can be placed so you end up having small flames emanating from glowing red coals. You will be impressed with how much radiant warmth is generated from a small mound of glowing coals. You do not want large flames as you will not be able to sit nearby because of the heat and smoke, plus of course it is dangerous.
Please note there is a native tree above the pit, so please keep the fire small and don’t make excessive smoke.
Do not leave the fire unattended and pay close attention to children.
It is best to let a glowing fire burn down when you decide it’s time to go indoors. If need be though, use the garden hose to gently damp it down.
Please conscious of neighbours with respect to smoke and noise.
Bedroom Panel Heaters
Turn to ‘standby’ mode by pressing the on/off switch on the right-hand side of the unit. It is now ready for use.
Press the ‘set’ button (top right-hand side) once. The display will show you the current room temperature and the heater will begin heating the room until a pre-set desired temperature is reached.
To increase or decrease the temperature, press ‘set’ button for 3—5 seconds and use up/down arrows.
Note – the heater will start up in Hi mode for faster operation. When the room has reached the desired temperature, you may wish to switch it to Lo. Meanwhile the thermostat does maintain the desired temperature.
To set the timer press ‘set’ twice and follow the LED screen.
To use the child lock press both arrow keys simultaneously. To unlock, repeat same steps.
For further information please refer to the instruction manual in each bedroom.
Safety – please keep objects and clothing away from the heater and do not place it in the bathroom or outside.
To turn on press the green stand-by button on the top right corner.
To select TV channels either use the numbers on the white ‘tv’ button, or select program (PROG +).
For Stan, press ‘HOME’ and then use the up/down arrows to locate the Stan icon and select ‘ENTER’ (this is the ‘+’ button in the center of the remote). Use the green stand-by button to turn off.
There is no Netflix account on this TV, only Stan or free to air stations.
Lowering each kayak can be done by one adult, though two persons will make it easier.
It doesn’t matter which you take down first and both kayaks are the same.
Note the large side handle at the middle of the craft.
Note the two carts for transporting the kayaks.
Note the two holes that go right through the hull just behind the seat.
- Place a cart on the carpet behind you as you stand facing the handle.
- Move the supporting straps towards either end of the kayak (the kayak will not fall).
- Hold the side handle with one hand and lean to the bow end (narrower) and remove the supporting wall strap whilst horizontally sliding the kayak a short distance in the opposite direction.
- Place it on the carpet on its side.
- Reach for the cart and place the carts end poles into the holes on the underside of the craft just behind the seat. Turn the kayak and cart upright. Secure a small pin on one of the carts end poles.
- Select the halves of a paddle and click the ends into position. The paddle should be placed length-ways on any side of the kayak and secured via the stretch-cord (amidships) and pin adjacent. There is an indent in the either side of the craft for the paddle to sit in.
- Take a life jacket with you always.
Kayak Use + Safety
The kayaks are stable and hard to roll over, it is not difficult to stay completely dry.
The launch area is the Shoalhaven River, about 10min walk via the path across the road. Towing the 25kg kayaks on the carts provided should not be hard for any reasonably fit adult.
The cart goes with you on the water, resting in holes in the deck just behind the seat.
Each kayak has several waterproof stowages for food/clothing and phones/keys.
The holes in the deck in front of the seat (scuppers) drain away any water, they do have plugs but are usually unnecessary.
Do not have any alcohol or drugs before or during use of kayaks.
You must wear a life jacket at all times, these are provided.
Do not under any circumstances use kayaks on the surf beach, even on calm days. These are flat water vessels and not ocean kayaks.
Consider wind and tide and whether either or both are likely to be against you on your return trip.
Take a water bottle, hat, sunscreen and mobile phone.
Do not set out near dusk, these kayaks are not suitable for night use.
Watch out for sharp oyster shells when walking in the shallows.
Wind is your enemy, so dress accordingly on cooler days. Mornings are usually less windy.
Take a plastic bag for clothes and shoes to place into the larger stowage. You don’t need to leave anything on the shore.
At low tide you can cross the channel and use the cart on the sand flats to cross to the other channels. You can use the kayaks at any tide.
Don’t paddle for miles leaving yourself a ‘marathon’ to get home.
Start in 6 inches of water and with hands on the sides step downwards onto the vessel, trying not lean sideways.
For a comfortable ride, read the Hobbie instruction manual for seat adjustment.
Take care not to get sand and water inside the hull.
When you return home, please take kayaks through the carport for washing on the grass. We ask that each boat and the metal carts be rinsed after each use.
The kayaks can dry in the sun in the backyard with the waterproof hatches left open on hot days so pressure doesn’t build inside the hull.
Ensure the carport door is closed while kayaks are drying to reduce risk of theft.
Leave the kayaks in the main garage when you depart, ensuring they are hung up in their initial positions.
Hanging them up is the reverse of getting them down.

There is an outdoor hot water shower in the carport for use after visiting the beach.
There is an automatic irrigation system for the garden which will come on at 8.30am and 5.00pm.
